EIFS Installation Manhattan

EIFS installation in Manhattan comes down to two questions before anything else. How tall is the building, and is the facade designated. On most Manhattan buildings one of those rules it out, and we would rather tell you that on the phone than after a site visit.

EIFS Installation Contractor in Manhattan

EIFS contains foam plastic insulation, and once a building passes roughly forty feet the exterior wall assembly containing it generally has to be a tested and approved system rather than components chosen separately. Most Manhattan residential and commercial stock is well above that line. On top of it, large parts of the Upper East Side, the Upper West Side, Greenwich Village, Tribeca and Harlem sit in historic districts where a synthetic cladding will not be approved on a visible facade.

What is left is a real but narrow set of situations, and where EIFS is out there is usually a way to get the same insulation using something that is not combustible. We check which one you are in before quoting, and we will say plainly when the answer is that EIFS is not the product for your building.

Whether EIFS Applies to Your Manhattan Building

Four checks, in the order they matter.

Height comes first

Past roughly forty feet, the wall assembly containing foam insulation has to be a tested and approved system. Almost all Manhattan apartment and commercial buildings clear that height, which settles the question before anyone looks at the wall.

Designation comes second

A synthetic insulated cladding will not be approved on a designated facade. Between the Upper East Side, the Village, Tribeca and the Harlem districts, that covers a large share of what is left.

What still works

Low-rise buildings under the height line, rear and secondary elevations on undesignated property, and some East Harlem, Washington Heights and Inwood stock. It is a genuine market, just a small one.

What replaces it

On most Manhattan buildings the answer is continuous insulation using non-combustible mineral wool behind a suitable cladding. Same thermal result, no assembly problem. It costs more and it is the honest answer.

How We Check EIFS Feasibility in Manhattan

Height and construction type

We establish the height and construction type of the Manhattan building before discussing materials at all. That one measurement decides whether a foam based system is on the table.

Designation and elevation

Then whether the property sits in one of the Manhattan historic districts, and if so which elevations are visible from the street. A rear elevation on a designated building is a different conversation from the front.

The alternative, priced honestly

If EIFS is out, and in Manhattan it usually is, we price the non-combustible route rather than leaving you to start again with somebody else. It costs more and we would rather you hear that from us.

We worked with Sardar Restoration to repoint brick on our home. I've worked with several contractors in the Riverdale/Bronx area, and had a positive experience with Mohammed and his team. They were communicative, punctual, clear with timelines and costs. My favorite thing might have been how efficiently they used their time!

EIFS Installation Manhattan

When Manhattan Needs a System Other Than EIFS

If your building is too tall or the facade is designated, the goal has not changed. You still want continuous insulation on the outside of the wall. What changes is the material. Mineral wool boards are non-combustible, they carry a similar thermal value per inch, and they sit behind a cladding chosen to suit the building rather than a thin synthetic finish. It costs more per square foot and it takes longer. It is also the version that gets approved, which makes it the cheaper of the two once you count the project that never started.

EIFS Manhattan Service Areas

Where this is workable in Manhattan is mostly low-rise and mostly north of Ninety-Sixth Street, through East Harlem, Washington Heights and Inwood, along with undesignated property elsewhere on the island.

See stucco contractor Manhattan for our other stucco work on the island, or EIFS installation NYC for the system specification and the assembly requirements in full.

Frequently Asked Questions

Is EIFS fire rated?

The insulation is foam plastic, which is combustible, so the system is assessed as a complete wall assembly rather than as a material. On Manhattan buildings past roughly forty feet that assembly generally has to be tested and approved as one unit, and substituting any component can invalidate it.

Why do so few Manhattan buildings have EIFS?

Height, mostly. Almost all Manhattan apartment and commercial stock clears the point where assembly fire requirements apply, which rules out most foam based cladding before anything else is considered. Historic district coverage across the Village, Tribeca and the Upper East and West Sides removes a large share of what remains.

What are the alternatives to EIFS on a tall building?

Continuous insulation using non-combustible mineral wool, installed behind a cladding suited to the building. It gets you a similar thermal result per inch without the assembly problem, and it is approvable at heights where EIFS is not. It costs more per square foot and it is the route we normally end up specifying in Manhattan.

Can EIFS be used on a Manhattan townhouse?

Sometimes, and it is worth measuring rather than assuming. A four or five story townhouse sits close to the height threshold, so the answer depends on the actual measurement rather than the story count. If the block is in a historic district the front is out regardless, though a rear elevation may not be.

Does EIFS work on a co-op or condo building?

The building type is not the obstacle, the height usually is. Most Manhattan co-op and condo stock is well past the point where assembly requirements apply. Where a lower building qualifies, expect the board to want the approved assembly documented, which is straightforward if it is specified as one tested unit.
