California stucco in the Bronx, also known as one coat stucco. On a walk-up the reason to use it is rarely the material cost. It is that a single application removes the cure periods a three coat job builds in, and on a scaffolded building those weeks are being rented.
Most of our one coat work in the Bronx is on multi-family buildings through Fordham, Morrisania and University Heights, on elevations that are large, plain and not the street front. Those walls suit a single application. There is no detail to run and no ornament to match, and the surface area is large enough that the time difference between one coat and three becomes a real number.
As a California stucco contractor in the Bronx we price the access before the coating, because on a five or six story building the scaffold or shed is usually the larger figure. A system that comes off the wall two or three weeks sooner takes that rental with it, and that is the saving worth talking about rather than the price per bag.
Four things decide it, and the first one is the whole commercial case.

Sometimes, and it depends entirely on whether the existing coat is still bonded. If it sounds hollow across any real area it has let go and it comes off first. Putting a new coat over a failing one is how a small Bronx job turns into a full strip two winters later.
