EIFS installation in the Bronx, mostly on solid masonry walk-ups and apartment buildings rather than on houses. On a brick building the question is not what is under the siding. It is whether the wall is dry and whether the building is tall enough to change what can be installed on it.
Most Bronx buildings we work on are solid brick, five or six stories, with no insulation anywhere in the wall. EIFS is one of the few ways to add insulation to that kind of building without losing interior space or gutting apartments, which is why owners across Fordham, Morrisania and University Heights keep asking about it.
It is also where the most goes wrong. Brick holds water. If the wall is still wet when the board goes on, the moisture has nowhere to go and nothing to show for it on the surface, because the insulation now hides everything. We test before we install, and on some buildings we have said the wall is not ready.
Four things are different when the wall is solid brick and the building has twenty apartments in it.
Bronx walk-ups are solid brick with no sheathing and no framing, so the rot that worries people on frame houses does not apply. What replaces it is slower and harder to spot.
A hundred year old Fordham or Morrisania wall that has been taking water for years is still wet inside. Board it over before it dries and the moisture stays there, invisible, doing the damage it was already doing.
Most Bronx walk-ups run five or six stories, which puts them above the forty foot line where assembly fire requirements for foam insulation begin. The buildings with the worst heating bills are often the ones where this applies.
On a Bronx walk-up that means twenty units, one capital budget, and a board or owner who needs a scope they can put in front of people. That changes how the job is priced and documented, not only how it is installed.
Before anything is quoted we take readings across the wall, including areas that look sound. On a solid brick Bronx building this is the step that decides whether EIFS is the right answer this year or next.
Open joints, failed lintels and the cracked parapets common on Bronx walk-ups get dealt with before any board goes up. Once the insulation is on you cannot see the brick, and you cannot repoint through it.
On Bronx masonry the board is usually fastened as well as adhered. Base coat and mesh follow, then the finish, with terminations detailed at the base, the roof line and every opening.
If you are taking this to a board or an owner, the number matters less than what sits behind it. A scope worth approving states the moisture readings taken and where, separates masonry repair from the insulation work, says whether the building is above the height threshold and what assembly is being used, and gives a figure per elevation rather than one total. Ours does. If a competing quote is a single number on one page, that is the thing to ask about.

There is no flat limit, but there is a threshold. Past roughly forty feet, an exterior wall assembly containing foam insulation generally has to be a tested and approved system rather than parts chosen separately. Most Bronx walk-ups at five or six stories sit above that line.
It varies with the elevation area, the access, and how much masonry repair is needed first. On a Bronx walk-up the repointing and lintel work behind the insulation is often a large share of the total, and it is the part that gets left out of cheap quotes. Ask for it separated.
A drained system on a sound wall lasts decades, and the finish can be recoated rather than replaced when it dulls. What shortens it on a Bronx building is water reaching the board from a failed termination, or from brick that was still wet when it went on.
