Three lines, not one. The access, which on a walk-up is usually the largest of the three and is fixed regardless of how much repair happens from it. The repair that was scoped. And a stated allowance for what opening the wall is likely to find, because on a pre-war Bronx elevation something always is. A single figure hides which of those is driving the price, and it is the reason two quotes for the same building can differ by more than the work does.
Most of this is on the pre-war walk-up stock through Fordham, Belmont, Morrisania and University Heights, where the access question is the same on every block.
