Traditional stucco in the Bronx, also called hard coat stucco. Most walls we are asked to stucco here already carry a parge coat, which is a different thing entirely. Knowing which one your wall needs is usually worth more than the finish you choose.
Almost everything coated on a Bronx walk-up gets called stucco, and a good deal of it is not. A parge coat is a single thin application of cement mortar laid straight onto the brick, often no more than a quarter to three eighths of an inch. Traditional stucco is three separate coats built up to around seven eighths. One is a skin over the masonry. The other is a wall covering with a life of its own.
As a traditional stucco contractor in the Bronx we quote both, and we quote them separately, because the right answer changes wall by wall. A rear elevation over a yard in Morrisania may only ever need a good parge. A front elevation that will be looked at from the sidewalk, or a wall that has to carry weather on all sides, usually justifies the full build.
Four differences, and the third one is where the money actually goes.
Parge is one application bonded to the Bronx brick. Traditional stucco is three coats keyed into each other, roughly three times the thickness, behaving as its own layer rather than as a coating on the wall.
Pre-war Bronx walls are solid masonry and absorbent, so both systems can go direct without metal lath. That is not true on frame, and it is one reason this work costs less here than in the outer parts of the city.
Both look correct when finished. Parge on sound Bronx brick gives good service and then needs attention sooner. Three coat carries more mass, more tolerance for movement and a longer interval before anyone thinks about it again.
A lot line wall exposed by a demolition, a rear elevation over a yard, a Grand Concourse front. Those are three different exposures and they do not all want the same answer.
At a window return, a corner or anywhere the coating has broken away on a Bronx wall, the build-up is visible. A quarter inch is parge. Three quarters or more is three coat. That single measurement decides most of the scope.
Parge sits directly on Bronx brick, so where it fails you see masonry immediately. A three coat system fails in layers and often leaves the scratch coat still keyed to the wall. What shows under a failure tells you which you have.
Putting three coat over a Bronx wall that carried parge changes the weight and the drying behavior of the elevation. Where the original was parge and performed well, we normally recommend parge again and price the difference so you can see it.
This is the specific thing to watch on a Bronx quote. Both systems are priced by the square foot and both finish looking similar, so a quote that names neither is impossible to compare against another one. Ask what thickness is being applied and whether it is one coat or three. If the answer is a single application at a quarter inch, that is a parge coat, and it should not be priced as a full system. It may still be exactly what your wall needs.

Not on solid Bronx brick. Pre-war masonry is absorbent enough for the first coat to bond directly, so metal lath is unnecessary. Lath is needed over wood frame, over painted or sealed surfaces, and anywhere the substrate cannot give the coat something to key into.
Less, though a well applied parge on sound Bronx brick gives good service for years. The gap is in tolerance rather than material. Three coat carries more mass and absorbs movement better, so it goes longer before cracking becomes something you have to deal with.
Sometimes, and only if the parge is fully bonded across the whole area. Anything hollow or lifting comes off first, because the new work is only as sound as what it sits on. Where large sections are loose, taking a Bronx wall back to brick is cheaper than doing it twice.
Front elevations that get looked at, walls exposed on more than one side, and anywhere impact or weather is heavy. A rear wall over an enclosed yard, or a lot line wall that faces a vacant lot, will often perform perfectly well with a properly detailed parge coat instead.
