An addition in one coat meets original three coat walls that have weathered for forty years. New stucco is lighter and flatter than aged stucco, so matching means allowing for how the new section will settle in color over its first two seasons.
A frame wall moves with the seasons. Three coats resist that with thickness and a mesh layer. One coat resists it with fiberglass distributed through the mix. Neither stops movement, and on a Queens house the detailing at corners matters more than which system you picked.
Small, simple, few openings and nothing structural depending on the finish. A detached Queens garage is close to the ideal one coat job, and it is a good place to see how the finish weathers before committing to a larger elevation.
Before the addition is coated we look at the original wall in daylight, on more than one elevation. Aged stucco carries dirt, atmospheric staining and often an old paint layer, and the sample has to account for all three rather than for what the wall was when it was new.
The mix and the finishing technique on the addition are chosen against that sample rather than against a product sheet. That sometimes means a coarser finish than we would apply on new construction, because the old wall is coarser.
New and old never blend invisibly on day one. On a Queens house the junction either goes at a corner or a change of plane where the eye expects a break, or the whole elevation gets coated so there is no line to see. We will say which one your house needs before starting.
On a Queens addition this is the decision that changes the number most. Coating only the new section costs less and leaves a junction that will be visible for the first year or two until weathering evens things out, and sometimes longer. Coating the whole elevation costs more and removes the question entirely. Neither is wrong. What matters is that you choose it rather than discovering it, and we will price both so the difference is in front of you before anything starts.
