Stucco work on Westchester houses, including the Tudor Revival stock through Bronxville, Scarsdale and the river towns. On those houses the stucco and the timber have to be dealt with together, because the line between them is where the water gets in.
A large share of the stucco in Westchester is on Tudor Revival houses built in the 1920s and 1930s, where panels of stucco sit inside a grid of exposed timber. That timber is almost always decorative. It is applied over the sheathing rather than holding anything up, which is good news structurally and bad news for water, because every board creates a horizontal ledge and a joint.
Water sits on those ledges, works into the joint between wood and stucco, and gets behind both. The stucco cracks along the timber line, the timber ends rot where they meet it, and each problem accelerates the other. Repairing one without the other is the most common thing we are called back to fix.
Stucco does not move. Wood does, with every change in humidity. Where they meet, something has to give, and it is usually the stucco edge or the timber end grain.
Many houses here are stone or brick at ground level and stucco above. That horizontal transition is a water trap, and it is where failures start on a house with no timber at all.
Irrigation heads aimed at a wall, shrubs planted tight against it, and mature tree shade on the north side all keep stucco damp. Suburban landscaping causes more stucco failures here than weather does.
Which of these applies depends on whether the house has timber, where the stucco meets something else, and how the original mix was made.

Failures start at the wood line, so that is where we open up. It shows whether the timber is sound, whether the sheathing behind has taken water, and how far along the panel the damage runs.
Rotted timber gets cut back and pieced in before any coating goes on. Stucco applied against rotten wood fails at the same joint within a season or two.
A panel has fixed borders, so a repair cannot be feathered out the way it can on an open wall. It is matched and finished across the whole panel, which is why we price by panel rather than by square foot.
Westchester requires home improvement contractors to hold a county license issued by the Department of Consumer Protection, and the county keeps a public register you can search by company name. It takes about a minute and it is worth doing before you hire anyone, for a stucco job or anything else. Individual villages and towns may also have their own registration requirements on top of the county license, and permits come from your municipality rather than from any central office. We are licensed with the county and we handle the local filing wherever a project needs one.
Tudor stock concentrates in Bronxville, Scarsdale and the river towns. Further north the houses are newer and the stucco is usually a later addition.

Usually yes, and on a Tudor the harder part is the edges rather than the mix. A panel is bounded by timber on all sides, so a repair cannot be feathered out the way it can on an open wall. Anything short of a full panel shows as a line. We price by panel for that reason.
More than most people expect. A wall that gets soaked daily never fully dries, and the constant wetting cycle breaks down the surface and grows algae on shaded elevations. Turning heads away from the house, and cutting shrubs back off the wall, prevents more stucco damage than any coating will.
Because two materials meet on a horizontal line and neither moves the same way. Water running down the stucco also collects at that ledge instead of shedding clear. The fix is usually a proper flashing or drip detail at the transition rather than more filler in the crack.
