Manhattan street facades are brick, terracotta, limestone and stone. Almost none of them are stucco. What is stuccoed here sits behind the building and above it. The airshafts and light courts that pre-war apartment buildings were required to have, the interior yards, and the stair and elevator bulkheads on the roof.
Those walls were built from common brick and coated cheaply because nobody was ever going to look at them. Then they were enclosed on four sides, which means no direct sun and very little air movement. A shaft wall that gets wet stays wet, and the coating fails from behind rather than from the surface.

Rear yards enclosed by neighboring buildings behave the same way. Better than a shaft, worse than a street facade, and rarely inspected because nobody has a reason to go out there.
Stair and elevator bulkheads, water tank enclosures and stair penthouses sit at the highest point of the building and take weather from every direction with nothing above them.
Where a building steps back, the wall faces and parapet returns created by that setback are often parged. They drain onto a terrace rather than to the street, so a failure shows up as water in the apartment below.

Almost every Manhattan job we take starts as water in a unit rather than as a wall someone noticed. Where it shows inside tells us which elevation to look at, and how high up.
That usually means going out into the shaft or the court, or up to the roof. Water travels sideways and downward inside masonry, so the failure is rarely directly behind the stain.
A sidewalk shed is no use in an airshaft and a swing stage rigged for a street facade will not fit either. Access is planned before the repair is priced, because on an enclosed shaft it is often the harder half of the job.
Nobody advocates for a wall they never see. A cracked street facade gets noticed by the board, by the neighbors and eventually by an inspector. An airshaft wall gets noticed when it appears on somebody’s ceiling. By that point the coating has usually been failing for years, the common brick behind it has taken water the whole time, and what would have been a coating repair has become a masonry one. The useful thing an owner or a managing agent can do is put shaft and court walls on the same inspection round as the roof, so they are looked at before the first complaint rather than after it.
