The building next door was demolished and our side wall is exposed. Is stucco the right fix?

Parge or stucco is the usual answer, but not on its own. That wall was built as a party wall, so it was never detailed to shed water. No flashing, often no proper coping at the top, and sometimes common brick that was never meant to be weather-facing. Coating it without addressing the top of the wall and the joints just puts a skin over the problem. Done properly it is repointing where needed, a proper cap or coping detail, then the parge or stucco coat.

The stucco on our rear wall is falling off in sheets. How urgent is that?

More urgent than it looks, because rear walls dry slowly. A street facade gets sun and wind. A rear wall over a narrow yard or alley stays damp for days after rain, so once stucco has let go and water is reaching the brick behind it, the joints degrade faster than they would on the front. It is usually still a repair rather than a rebuild if it is caught in the same season, and a much larger job if it goes through two winters.

Our building was stuccoed years ago. Should we recoat it or strip it back to brick?

It depends entirely on the brick underneath, and there is no way to know without opening a section. If the brick is sound and the stucco failed for a surface reason, recoating is the sensible option. If the joints have been deteriorating under the stucco, which is common when stucco was applied instead of repointing, then recoating costs full price and buys a few seasons. We open a test area on the worst elevation and price both routes so the decision is made on evidence.

Can we do one elevation this year and the rest later?

Yes, and on a building with a maintenance budget it is often the sensible way to run it. We price each wall separately so you can see which one is actually driving the problem. Usually one elevation is doing most of the damage, and the others can wait a season or two without getting materially worse. What we will not do is tell you everything is urgent when it is not.

Do you work with managing agents and co-op boards?

Yes, and most of our Bronx work runs that way. That means a written scope, an itemized estimate broken out by elevation, and documentation the board or the agent can put in front of owners. If a special assessment or a phased budget is involved, the estimate is structured so it can be split cleanly rather than reworked later.
